Main Responsibilities Key responsibilities of the position:
· Take a ‘whole company’ perspective to the performance of Building Homes. Changing Lives by positively influencing the business objectives whilst being Passionate, Collaborative and Respectful.
· Provide technical support to the land/development team to assist during feasibility studies.
· Identify the need for external consultants (Planning, Architect, Engineers, etc) agree fees, the scope of ser-vice capability, timescales and deliverability. Formally appoint such consultants.
· Manage relationships with consultants to ensure the flow of information is within the agreed timescales and in accordance with, and on schedule with the programme.
· Ensure all design information produced is issued to the relevant internal and external departments in aaccordance with, and on schedule with the programme.
· Be aware of and act upon commercial implications relating to planning & architectural design; civil & structural engineering design; geotechnical & ground remediation strategies; statutory services – new supplies & diversions
· Engage with statutory bodies, Local Authorities and external Consultants with regards to the satisfactory discharge of Planning Conditions within an agreed time frame.
· Control the submission of Building Regulations and warranty applications, including discharge of conditions.
· Interact with internal departments, consultants, suppliers and sub-contractors as necessary in order to achieve Building Regulations and warranty approval and satisfactory conditions discharge.
· Provide sales team with drawingspecification information and support, to ensure that sales have the correct literature for communication with customers.
· Co-ordinate Transfer Plans, Management Plans for Estate Sales Packs, liaising with solicitors and Sales De-partment.
· Manage the process of tendering for, setting-up and establishing on site management companies, whilst implementing the group procedures and ensuring all legal aspects in relation to various agreements; sec-tion 38, 104, 278 etc are adhered to and arrange bonds, guarantees, warranties and insurance as called for.
· Co-ordinate the appointment of utilities, including designs, quotes and any required agreements.
· Provide ongoing technical support to the Technical Director, Regional Technical team and internal de-apartments through the construction stage on a regular pro-active basis.
· Maintain procedures for drawing information release, drawings and file records.
· Assist in gathering information and As-Built records during the course of a project in order that the Health and Safety File and purchaser information packs are ready on completion.
· Assist in the preparation of key status reports and updates on all KPIs relating to the Technical function.
· At all times comply with responsibilities under the Company’s Health and Safety and Environmental and Corporate Responsibility Policies and all other company policies, procedures, and instructions
· Any other duties as reasonably requested.
Required Skills & Qualifications
• A relevant qualification or broad experience in Technical/planning
• Knowledge of the legal frameworks associated with planning management and development procurement.
• Good Technical and legal knowledge and Financial/Commercial awareness
• Good awareness of codes of practice that impact on land acquisition and planning matters e.g. Planning Policy, systems and frameworks, both locally and regionally
• Awareness of Type approval with NHBC, LABC and SBD
• Good verbal and written communication
• Numerical and Literate
