One of our main clients are looking for a Technical Director to join their Western region. They are one of the UK’s most successful and financially stable housebuilders with a great working culture.

 

You will report to the regional MD, and be responsible for The Design & Technical Function in the Region including Design & Planning Project Manager/Architectural Technical Manager/Engineering Manager, the support team, Trainees, and Design & Technical Secretary.

 

The role

·        To deliver a comprehensive Design and Technical function ensuring the Regional Business deliver implementable planning consents and all requisite approvals for its targeted site starts and completions each year.

·        Ensure that every scheme is value engineered to achieve the most effective solutions in accordance with the companies Standard Engineering Principles

·        In conjunction with other senior members within the region and with Head Office support determine and implement strategy for the future development of the business and take full responsibility for  the Design & Technical function.

 

Day to day duties

·        To lead the Design and Technical team in the Region ensuring sites start and run as smoothly as possible throughout their life cycle to adoptions.

·        Liaising with the Regional Managing Director and other Regional Directors ensuring clear layout  briefs are produced for the Group Design team or external architects (as agreed) in the most  effective and timely way. In addition, to ensure schemes are optimised for efficiency and the best commercial outcomes.

·        Lead the Engineering function in the Region from service enquires, Site Investigations, Highways  designs / approvals through to cut a fill exercises, optimum drainage solutions and detailed on plot engineering in accordance with the companies agreed principles.

·        When required, and in conjunction with the Group Development and Technical Director, appointing  outside Architects when appraisals cannot be drawn up in-house.

·        Ensure agreed deadlines are met for the submissions reserved matters and full planning applications, conditions and associated information.

·        Working with planning colleagues to oversee and manage the submission of all Reserved Matters and Full planning applications, including all specialist reports and where necessary negotiating the appointment and monitoring the performance of specialist consultants.

·        To work with planning colleagues in the Discharging all Planning Conditions and S106 /CIL Obligations as required prior to development, first occupation and at relevant stages of development.

·        Liaising with the Local Authority and advising the Land Team and Solicitors on relevant aspects contained in Planning Agreements.

·        Liaising with the Commercial and Construction Departments and external material suppliers in relation to the material schedules.

·        Liaising with the Health and Safety Department on design risks.

·        Organising the timely production and checking of construction drawings before issuing to Site/Sales/Local Authority/Consultants/ Solicitors and Health & Safety. This includes co-ordination of prestart meetings.

·        Liaising with Architects/ Planning Manager/Consultant on Planning Appeals as necessary.

·        Liaising with Sales, Commercial, Construction and Managing Directors as required in respect of the show homes, sales office and marketing complex on each development.

·        Liaising with the Local Authority/ NHBC/ Zurich for the submission of Building Application Regulations and ensuring approval  and compliance with associated Conditions.

·        Obtaining any appropriate licences for works, such as DEFRA, Natural England.

·        Ensuring that any site-specific House types satisfy all R.S.L requirements as per S106 or RSL contract.

·        Keep updated on all Building Regulation changes and Planning policy ensuring Surveyors are kept up to date regarding amendments to cost.

·        Attending meetings that may be necessary in the performance of your duties.

·        Complying with and upholding company policies and procedures.

·        Undertaking any additional tasks as may reasonably be required from time to time
