Role Overview
We are partnering with an established, high-quality SME residential developer based in Essex who are looking for an experienced Contracts Manager to oversee several new build residential schemes across Essex and the wider Home Counties.

In this role, you will take full operational responsibility for the day-to-day running of multiple sites, ensuring the project is delivered safely, on time, within budget, and to an exceptional standard of craftsmanship. As the leading on-site figure, you will coordinate local trades, manage specialist subcontractors, and liaise closely with the internal commercial, design, and executive teams to ensure seamless project delivery.

Key Responsibilities
On-Site Operations: Manage all build activities from groundworks and infrastructure right through to final internal handovers and client completion.
Subcontractor Coordination: Lead, schedule, and closely monitor local trades, suppliers, and specialist subcontractors to drive progress against the master build programme.
Health & Safety: Maintain a culture of strict adherence to health, safety, and environmental regulations, ensuring rigorous compliance and company standards are met.
Programme & Milestones: Take proactive control of the construction schedule, anticipating potential bottlenecks and managing critical paths to hit key delivery dates.
Quality Management: Oversee strict quality control metrics, ensuring high-standard finishes that reflect the developer’s reputation for premium regional homes.
Technical Resolution: Liaise proactively with architects, structural engineers, and local authority building control to resolve technical, design, and planning queries efficiently.
Documentation & Reporting: Maintain clear site records, weekly progress logs, safety documentation, and coordinate regular progress reports for the regional leadership team.
Requirements
Proven Experience: Strong track record as a Senior Site Manager or Project Manager delivering new build, traditional-build residential or low-rise housing developments.
Technical Knowledge: Deep understanding of modern and traditional residential construction processes, sequencing, groundworks, timber/brickwork detailing, and building regulations.
SME Mindset: Adaptable, hands-on approach with the commercial awareness and agility required to thrive within a high-growth regional SME developer.
Leadership Skills: Strong communication and interpersonal skills, with a proven ability to motivate trades, solve problems on the ground, and build strong professional relationships.
Certifications: Valid SMSTS, CSCS (Black Card), and First Aid at Work certifications are essential.
Desirable
A valid UK driving licence (essential due to site locations across the Home Counties).
Experience working directly with regional developers or bespoke residential contractors on multi-unit schemes.
