What is the role?
You will oversee external design consultants, not only on live sites, but also play an integral role in producing viability assessments for potential land purchases – identifying risks, but also offering solutions and potential cost saving options.
The role will include:
· Instruct and interpret site investigations, topos, utility designs, foundation designs etc
· Ensure initial consultant appointments are thorough, fair and robust. Lead on obtaining any required collateral warranties and associated documents.
· Assist in the process of timely discharge of building regulations and planning conditions.
· Ensure that sectional agreements (S104, S278, S38, S98 etc) are approved, managed and handed over in a timely manner.
· Liaise and maintain strong relationships with local authorities, utility providers and external consultants.
· Answering day to day technical, civils queries from the site teams.
· Adherence to the pre development programme and ensuring that agreed deadlines are hit.
· Ensure that civils working drawings are in accordance with the approved planning permission.
· Maintain accuracy of the document management system (dochosting) so that the wider team can be sure that the most up to date drawings are being used .
· Attend site progress meetings as and when required.
· Attend subcontractor pre start meetings and reviews as and when required.
What you’ll need:
· A qualified (either by qualification or experience) civil engineer.
· 5 years minimum relevant experience
· Demonstrable track record in residential development.
· A working knowledge of both house and apartment construction, building regs, NHBC requirements etc
· Ability to drive a consultant team to achieve the deadlines required whilst not compromising on quality.
· Knowledge of AutoCAD would be beneficial
· Ideally experience within a housing developer and a related consultancy.
· Excellent organisational and administration skills.
· Ability to self-motivate and work on one’s own initiative as well as part of a team.
· Ability to prioritise tasks to meet changing business needs, proactive and able to demonstrate strong problem-solving abilities.
· Reliable with a proactive, personable, hands on and positive approach.
· Have requisite IT skills (Word, Excel, AutoCad and Outlook).
· Full driving licence.
