WRG are working with an industry leading business, who have recently restructured and are seeking a TC or Senior TC to join the Pre-Con team.

 

The Senior Technical Coordinator will be part of the Pre-Development team which includes Land, Planning, Design, Engineering, Viability and Pre-Construction. You will be responsible for providing support to the project and technical design team in the planning, coordination and design functions on each allocated project from tender to post-contract.

 

The Pre-Development teams primary aim and function is to ensure that development opportunities are secured by the business on the correct terms to ensure sustainable and controlled growth of the business. This includes undertaking the necessary technical, legal and planning due diligence for prospective opportunities to support the offer and tendering process and following offer acceptance taking the scheme through the various stages of contractual negotiation, due diligence, design and planning to bring about development opportunities that are robustly planned and coordinated to deliver the high standard of home customers expect.

 

Responsibilities of the Role

·        Manage all external consultants for the scheme to ensure fully complete, correct and coordinated packages of information are issued to Commercial and Production teams.

·        Maintaining and delivering in accordance with Company values and client expectations.

·        Managing subcontractor and supplier design approvals ensuring timely turnaround.

·        Monitoring all subcontractor design approvals and keep up dated approvals schedule in line with build programme.

·        Manage the flow of information to the Surveyor’s, Buyer, Production, and client for the schemes.

·        Assist the Managers in compiling the pre-construction phase plan.

·        Obtain licenses as required for road closure, build-over, oversail etc.

·        Update and coordinate all monthly Technical schedules, such as the bond, adoption and utilities reports.

·        Review and coordinate design and technical-related issues with the Production Team.

·        Manage and control variations in relation to drawing revisions, construction programmes and costs.

·        Assisting with applications for postal addresses, MPAN’s, MPRN’s and meter registrations.

·        Activating postal addresses with Royal Mail.

·        Monitoring and obtaining all critical certificates to ensure documentation is in place for handovers i.e. commissioning certificates, air tests, sound tests, as built SAPs, EPC’s and CML’s.

·        Liaising with NHBC (or other warranty providers) to discharge any conditions and uploading of information to the Portal.

·        Ensuring all documents are correctly available for the Document Controller.

·        Attending site meetings and monthly/weekly project meetings.

·        Principle technical contact during the construction works.

·        Monitoring work executed on-site to ensure that it is benchmarked and designed/specified.

·        Managing, investigating and responding promptly with full close out to RFIs from site team and subcontractors.

·        Assisting with obtaining section agreements and technical approvals.

·        Assisting in compilations of home packs, H&S files and O&M manuals.

·        Ensuring all principle designer CDM documentation is up to date for the role of PD under the CDM regulations

 

Qualifications

·        Construction related degree or HNC/HND.

·        A working knowledge of construction preferably with residential experience.

 

Skills and Experience

·        Relevant experience within architectural design.

·        Strong understanding of contracted development processes.

·        Experience of managing external consultants of multiple disciplines to ensure a robust technical approach.

·        Experience of securing NHBC (and other similar warranty providers) approval to schemes, ensuring provision of warranty to client satisfaction.

·        Coordination of the pre, during and post-development stages of development support to ensure the smooth operation of a site.
