Strategic Planning Manager | SME Developer | Hybrid | £75k+P
Responsibilities:
· Managing the promotion of a portfolio of strategic land sites with limited supervision. Includes setting budgets, appointing and managing consultants, presenting to/negotiating with planning officers and others, representing the company’s interests in joint promotions with other developers. Requires high degree of multi-tasking, time management and prioritisation. Requires understanding of commercial implications of planning policies/planning decisions/master planning layout etc.
· Negotiation and acquisition of new strategic site options and promotion agreements with limited supervision. Requires good interpersonal skills to gain the confidence and trust of landowners. Also requires a good understanding of basic contract/property law.
· Identification and appraisal of potential new strategic sites. Requires good understanding and knowledge of planning policy and guidance and political systems for the allocation of new housing land. Ability to analyse and understand planning policies and procedures, and political priorities within particular district councils.
Knowledge, Skills and Experience
· Knowledge/understanding of planning system.
· Experience/knowledge of methods for sourcing/identifying strategic land sites.
· Ability to carry out planning appraisal of strategic land opportunities.
· Ability to carry out strategic level financial appraisal of strategic land opportunities.
· Ability to carry out commercial appraisal of draft land contracts/options.
· Experience/knowledge/capability to carry out effective promotion of strategic land.
· Ability to budget for promotion of strategic sites.
· Ability to manage consultants/promotion budgets.
· Ability to carry out financial appraisal of proposed allocations/sites with outline planning permission under supervision.
· Good interpersonal skills/negotiating skills to deal with land owners, planning officers etc.
