£90,000 – £110,000 + Package

Recruiting for a leading Residential Developer based out of West London, due to growth looking to bring on a Commercial Manager. The role of Commercial Manager involves leading and managing the Division’s Commercial function whilst ensuring a practical and cost-effective commercial service is performed. This includes taking overall responsibility for all expenditure and controlling costs in addition to taking a strategic view from land acquisition through to customer care initiatives.


Principal accountabilities of the Commercial Manager include:

Effectively working with the senior management team and take a holistic approach to managing challenges and issues.

Lead, motivate, communicate and develop the commercial team to ensure that they are fully engaged to achieve best performance to meet the needs of the business.

Effectively manage the Division’s commercial function to ensure best practices are followed, costs are controlled, the department maximises revenue generation and contribution to the Division’s operating profit and increases the value added to the Division.

Ensure all build costs are current and correctly appraised. Work closely with the technical and land teams using known cost assumptions to maximise our land buying capabilities with a true reflection of accurate costs in land bids.

Manage the process of procuring sub-contractor and supplier orders and authorise in line with Group policy and procedures.

Agree monthly valuations with your surveyors across the divisions developments and present valuations to the Managing Director and Group Commercial Manager in accordance with Group policy and procedures.

Compiling relevant sections for the Managing Director to include within divisional board papers

Production of appraisals and build expenditure for inclusion in the Divisional budget.

Provide accurate progress updates and regular reports to the Managing Director.

Liaise with Group Commercial Director on all margin improvement initiatives and strategies.
